It can work when the scope is limited to a single room. Where services, floors and plastering run at the same time, an empty flat makes the work both faster and safer because of dust and shut-offs.

The scope is set in writing after the survey, through the room schedule; typical items are strip-out, plumbing and electrics, screed and surfaces, joinery, kitchen, bathroom, painting and the final clean. Anything not on the schedule is not treated as included, and any later additions are written into the scope and put to you for approval before they are carried out.

Kitchen maintenance covers adjustment, part replacement and connection repairs on existing cabinets. Kitchen design prepares the layout and material decisions as a buildable plan. Kitchen renovation rebuilds the kitchen from strip-out to handover; if you already have a design we work from it, and if not we settle the layout together at survey.

The bathroom is out of use during strip-out and waterproofing. If there is no second bathroom in the flat we allow for that in the plan and tell you in advance which stages leave the water off.

Where the existing tiles are sound, flat and free of hollows, it is possible with a suitable primer and adhesive; the floor level then rises, so door clearance and thresholds are allowed for too. Where tiles are loose or cracked, removal and levelling come first; otherwise the new tiles inherit the same defect.

Marble is a calcium carbonate stone; lemon, vinegar, some drinks and acidic cleaners attack the surface chemically and leave dull marks, known as etching. This is surface damage rather than a stain, and a sealer does not prevent it. Light etching can be removed by honing and polishing, and for heavily used kitchen areas we discuss this sensitivity at the material-selection stage.
